WHAT IS AN ENERGY
PERFORMANCE CERTIFICATE
An Energy Performance Certificate (EPC) provides information on the existing energy use of a property and information on how to improve its energy use, reduce carbon emissions and also reduce the heating costs. Government regulations require that everyone who either buys or newly rents a house, be informed of the calculated energy usage of the house. This is done by an EPC. The EPC includes an Energy Efficiency Rating, similar to that found on domestic appliances measuring the overall efficiency of a home on an A to G scale the report also indicates the potential rating should low cost measures be undertaken. The reports are based on standard occupancy patterns enabling comparisons to be made between one house and another. The energy performance related features are also assessed 'good/average or poor' and provides recommendations as to what measures can be undertaken to improve the properties performance and ideas of approximate costs.
EPCs are required for all;
- Domestic properties marketed for sale since 30th June 2008
- Newly constructed properties since 30th September 2008
- Rental properties since 30th December 2008.
It is the legal responsibility of the vendor/landlord to make sure that the EPC is produced. Legislation states that the EPC shall be made available to prospective buyers/tenants when property details are requested. The conveyancing process will not be completed unless the EPC is made available. If a vendor/landlord fails to comply and does not ensure an EPC is made available they could be fined.
EPCs are valid for 10 years.
An EPC can only be produced by an
Accredited Domestic Energy Assessor. (DEA)
